Why Steep, Complicated Roofs Are a Different Job
A large house with a steep roof broken into hips, gables, dormers and valleys has far more edges and joints than a simple one. Every valley is a channel that has to be lined. Every dormer is three walls flashed into shingles. Every place a lower roof dies into an upper wall needs step flashing behind the cladding.
- Inspection takes longer and may be done partly by camera, because some slopes cannot be walked safely.
- Leaks are more likely at joints than in the field, so a young roof here is not automatically a dry one. See roof leak repair.
- Replacement costs more per square foot of house, since steep work needs staging and more cutting, and waste is higher.
- Ridge and hip caps add up. A cut-up roof has many times the ridge length of a plain gable, and caps are what hail and wind break first.
With a median build year of 1999, many of these roofs reached twenty-plus years right around the June 11, 2023 hail.
Stone, Brick and the Wood in Between
The guide's description is of brick and stone. Even so, masonry houses carry painted wood and siding at dormers, gable peaks, chimney boxes, fascia and window trim, usually high off the ground. On a steep two-story house those are places nobody looks at closely for years. Ask whoever inspects the roof to photograph them as well. The siding repair and trim pages describe what to look for.
The Association
Bridlewood is a planned community with a golf club and common amenities. This site read no architectural guideline for it. Ask the association before changing roof color or material.
Questions From Bridlewood
Is a steep roof more likely to be damaged by hail?
Not necessarily. A steep slope facing away from a storm can be hit at a glancing angle. The slope that faced it takes the worst. It varies house by house.
Why did one quote come in much higher than another?
On a complicated roof, check that both include new flashing at every wall and dormer, the same shingle, and the same allowance for steep-roof labor and deck repair.
Can part of a roof be replaced?
Sometimes a single slope can, if the rest is sound and a visible mismatch is acceptable to you and your association.
