Fascia, Soffit and Trim in Flower Mound
The painted wood at the roof edge and around doors and windows is the least noticed part of a brick house and the first to show its age.

In Brief
Fascia is the board the gutter hangs on. Soffit is the underside of the roof overhang. Trim is everything painted around openings and corners.
Hail chips the paint on these to bare wood; sun and rain do the rest.
Soffits also hold the attic's intake vents, so their condition affects the roof above.
Where It Fails First
Fascia ends and miters
Corner joints open, water gets into end grain, and the last foot of board goes soft behind sound-looking paint.
Behind the gutter
If drip edge is missing or the gutter overflows, the top of the fascia stays wet where nobody can see it.
Garage door and entry trim
The bottom few inches of the side trim wick water from the driveway. The top corners open at the joint.
Window trim on the weather side
Sills and the lower corners of the casing take the rain and the hail.
Soffit panels
Stains or sagging point to a roof-edge leak above. Vents painted over or stuffed with insulation starve the attic of air.
Rake boards on gables
The sloped trim along a gable edge is high, exposed, and usually the last thing repainted.
Hail and Paint
A hailstone that would only scuff brick knocks a chip of paint off wood. After the June 11, 2023 storm, trim on the side of a house that faced the hail may have dozens of small bare spots. Each one lets water into the board. Two or three wet seasons later the paint around it lifts and the wood beneath darkens.
This is easy to miss when a roof is being replaced, because the roofer is looking up. If your roof was done in 2023 and the trim was not, walk around the house and look at the fascia and the garage door frame on the side the storm came from.

Repair Options
- Scrape, prime, paint. For chipped but sound wood. Bare spots get primer, not just a top coat.
- Section replacement. A rotted end is cut back to solid wood and a new piece spliced in on a rafter tail.
- Board replacement. Whole fascia runs or trim pieces, in primed wood, fiber cement or cellular PVC.
- Soffit replacement. New panels with vents kept or added. See attic ventilation.
- Drip edge. Added or replaced so water leaves the roof into the gutter, not down the board.
Fascia is best replaced when gutters are off or the roof edge is open, so tell the contractor if either job is planned.
Questions on This Page
Who does this work, a roofer or a painter?
Roofers and siding contractors replace boards; painters handle sound wood that only needs coating. Many jobs need both. Say what you see and the request is routed accordingly.
Is PVC trim better than wood?
It does not rot and suits places that stay wet, like the bottom of garage door trim. It moves with temperature and needs the right fasteners and paint color. Wood is easier to match on a partial repair.
Do gutters have to come down to replace fascia?
Along the section being replaced, yes. They can usually be rehung if they are in good shape.
