Roof Repair in Flower Mound

A repair fixes one part of a roof that is otherwise worth keeping. Whether yours is worth keeping depends mostly on how old the rest of it is.

In Brief

Repairs suit damage limited to one area: a few missing or lifted shingles, a cracked ridge cap, a failed piece of flashing.

On a roof replaced since June 2023, almost any problem is a repair, and often a warranty call to the installer first.

On a roof that predates the storm, a contractor should look at the whole roof before pricing a patch.

Common Repairs

Missing or creased shingles

Wind lifts a tab, breaks the seal and folds it back. The crease is a crack. Affected shingles are cut out and replaced one by one.

Ridge and hip caps

The highest, most exposed pieces on the roof. They split and blow off before field shingles do.

Flashing at walls and chimneys

Where a slope meets a second-story wall or a chimney, metal does the waterproofing. If it was reused in a re-roof it may be older than the shingles.

Nail pops

A nail backs out, lifts the shingle above it and leaves a small hole. Common, cheap to fix, easy to miss from the ground.

Vents and pipe boots

Rubber collars crack in the sun long before shingles wear out. See roof leak repair.

Tree damage

A limb from a post oak or live oak punctures or scrapes a slope. The deck under the impact needs checking too.

Why a Patch Rarely Matches

Shingles fade. A bundle bought today will not match a slope that has had ten Texas summers on it, even in the same product and color, and product lines are discontinued. On a back slope nobody minds. On the front of a two-story house facing the street, you may. A contractor should tell you before the work, not after, how visible the repair will be.

If your homeowners association has rules about roof appearance, ask it before a visible repair.

Repair or Replace?

Replaced since June 2023Nearly always. Check the installer's labor warranty first. The problem is a pattern across the roof that points to how it was put on.
Ten to twenty years oldDamage is in one area and the rest still has its granules and lies flat.Shingles are brittle enough to crack when lifted to slide a new one in.
Original to a 1990s houseIt buys a season while you plan a replacement.Almost always. Money spent patching is money not spent on the new roof.

Those are rules of thumb. The condition of your shingles on the day decides it.

Questions on This Page

Will a repair stop the leak for good?

If the leak had one cause and that cause is fixed, yes. If the roof is worn generally, fixing one spot moves the weakest point somewhere else.

Can a repair be done the same day?

Small repairs often can once a contractor has seen the roof. Matching an unusual shingle or fabricating flashing can add days.

Does a repair need a town permit?

This site could not read the Town of Flower Mound's permit pages, so it cannot say where the town draws the line between a repair and a replacement. Ask Building Inspections or your contractor.
