Flower Mound is a spike: four in ten homes from one decade. Lewisville is a spread: no decade holds even a quarter of its housing, about one home in seven predates 1980, and nearly one in four has been built since 2010. Fewer than half of Lewisville's occupied homes are lived in by their owners.
American Community Survey 2019 to 2023 five-year estimates for each city, as published on Point2Homes and read in October 2026.
What the Spread Means
Old Town and the older subdivisions
Houses from the 1950s through the 1970s can have board decking, several past roof layers' worth of history and original wood siding and trim. Expect more carpentry in any roof or siding quote.
The 1980s and 1990s neighborhoods
These behave like Flower Mound's: aging roofs that met the June 11, 2023 hail. The Gazette named Lewisville among the four communities hit that evening.
Newer construction
Roofs under fifteen years old where storm damage, not age, is the reason anyone calls.
Storm: The Cross Timbers Gazette, "Hailstorm causes damage in southern Denton County," June 12, 2023. Descriptions of older construction are general, not a survey of Lewisville houses.
If You Rent Out the House, or Rent It
With most homes rented, many Lewisville roofs belong to someone who does not live under them. A landlord may not know a ceiling is stained until a tenant says so, and a tenant cannot authorize roof work.
- Owners: an inspection with photos tells you what a drive-by cannot, especially if you bought after 2023.
- Tenants: report leaks to the owner or manager in writing with photos. A contractor needs the owner's permission to work on the house.
- Managers: say on the form that you are arranging access for an owner.
Questions From Lewisville
Does Lewisville have different permit rules from Flower Mound?
It is a separate city with its own building department. This site did not read Lewisville's rules. Ask the city or your contractor.
My Lewisville house was built in 1972. Is that a problem for a re-roof?
No, but tell the contractor. Older framing and decking are more likely to need repair once the shingles are off, and the quote should say how that is priced.
Do you cover all of Lewisville?
The site takes requests from anywhere in the city. Give the address so the nearest contractor gets it.
